GENERAL CONDITIONS

MINIMUM QUALIFICATIONS AT TIME OF PROPOSAL:

Contractor- Must have been in business for at least 25 continuous years with no bankruptcy, censorship or disciplinary action from the Contractors State License Board and the Better Business Bureau.

Contractor- Must demonstrate that they pay their material suppliers on time every month.  They shall not have ever had mechanic liens pressed against project owners after project owners have paid the contractor for all work and materials.  We invite you to call the local material suppliers to verify:

Contractor- Must have at least 50% of their field employees tested, verified and awarded Approved Applicator status by the material manufacturer or industry certification company in at least one roofing discipline.  Official manufacturer Certificates are proof.

Contractor- Must produce a written company policy incorporating a Zero Tolerance for drug and alcohol abuse.  Employees are subject to random drug testing for the express purpose of ensuring workers are clean and sober while performing their duties.  Written company policy at time of sales presentation is proof.

Contractor- Must produce a written company policy to perform background checks on all employees and potential employees to check for felony convictions.  No person with convicted (served prison time for) felonies shall be permitted to work at the company.  Written company policy at time of sales presentation is proof.

Contractor- To demonstrate minimum levels of roofing industry professionalism, must be affiliated with (member of, or certified in) at least the following roofing trade associations:

National Roofing Contractors Association, Western States Roofing
Contractors Association, Better Business Bureau, Tile Roofing            Institute, Independent Roofing Contractors of California,

Certificates of membership, certifications, and/or affiliation at time of sales presentation are proof.

Contractor- Must have a written safety program in full compliance with OSHA regulations.

Contractor- Must, in their bid proposals, describe how they will implement safe working practices on steep roofing work (defined as pitches over 6:12)  and how they will comply to OSHA regulations with jack boards and tie off/ safety harness implementation.  Written compliance in bid proposal and actual compliance on the roof during project is proof.

Contractor- Must be currently licensed in the city of business operation where work will be performed.  Tangible copy of city business license within 1 day of sales presentation is proof.

Contractor- Must have an established place of business and roofing shop within 50 miles of your roof project.  Can not work primarily out of their vehicle or home.  Must have a minimum of 10 full time employees.  Must have an office staff that answers the phone at established place of business when you call during business hours.

Contractor- Must show proof of California State License Board license, bond and insurance via online CLSB website.

Contractor- Must carry A+15 (XV) BEST rated public liability insurance with a minimum insurance amount of $2,000,000 coverage.  Must have proof of business auto, fixed property, contractor's equipment, installation floater and employee practices insurance.  Employee practices insurance can be rated A+ 13 (XIII).  Certificate of insurance with aforementioned details is proof.

Contractor- Must provide you with "additional insured" certificate of insurance for your roofing project should you request it (and you should!).  Certificate of Additional Insured is proof.

Contractor- Must have and maintain Worker's Compensation Insurance that equals no less than an A+15 (XV) BEST rating.

Contractor- Must have written Zero Defect Quality Control type policy to monitor quality control of material installation in the form of an end of job checklist.  Copy of written policy or checklist format at time of sales presentation is proof.

Contractor- Must have direct control over workforce and cannot "broker" roofing work practices out to "subcontractors".  Do they have their own gutter/sheetmetal shop?  Do they broker the roof removal out to some cheap company?  Workforce must be comprised of full time employees who pay all payroll taxes through contractor's payroll.  Identification of personnel history and payroll tax summaries are proof.

Contractor- Must submit, in bid proposal, exact specifications on materials and installation methods, including the manufacturers name, gauge, weight, full warranty disclosure, and type of nails used.  Written description at sales presentation is proof.

Contractor- Must be able to qualify for, and provide to the Owner, the manufacturer's long term warranty and extended warranties in the same material our company bids.  Review of competing bid by our company is proof.

Contractor- Must be familiar with attic ventilation requirements and codes and bid your roofing job to meet "1/300" or "1/150" type code requirements.  Written description at time of sales presentation for adequately balanced eave/soffit venting and ridge venting augmented (when needed) by baffled ridge vents or by low profile attic ventilators is proof.

If the competing roofing contractor meets the above criteria we will deduct to you 5%, up to a maximum of $500.00, towards your Ross Roofing roof system installation, at the completion of your roofing project by our company.
What determines a great roofing job?

Low Price?   High Price because they included everything?    Medium Price?

Whether you spend $500 or $500,000 on your roofing project, it really is a great question.

In our opinion, the "right price" is the price that includes the most value.

Finding the value in a roofing proposal is difficult to do unless the client takes some time to sit down and talk with the roofing professional and listen to how that company proposes to add value to your project.

1. 60 Years of a Family Owned Roofing Legacy
We've been here, we'll be here.  Over 45,000 roofs installed on this beautiful Monterey Peninsula.  We are proud and honored to have served the roofing needs of so many.

2.  Diamond Certified: 
American Ratings Corporation called 100 of our most recent customers and asked them if they would do business with us again, were we fair, and did we perform well on their project.  To get Diamond Certified, a company must score favorably with 90% or higher.  We blew past that with a 96% favorable rating!  We continually have our customer database surveyed.  If we do your roof, there is a chance that you will be called and asked about your Ross Roofing experience.

3.  Better Business Bureau: 
We are very proud of our A+ rating!  Can you believe that there are roofing companies out there still trying to put on roofs and they hold D- Better Business ratings?  The main reason the Better Business rating drops is because that roofing company fails to resolve disputes with their clients.  Another disturbing trend we see is roofing companies failing to pay their material supplier bills.  When that happens, the material supplier will place a lien on the property where their product is installed!  Even after the client paid the roofing contractor!... We invite you to call Ford Wholesale, our material supplier for over 40 years.  Ask for John.  He will tell you that we pay our bills on time every month and have NEVER missed once.  Ross Roofing is a financially solvent company.

4.  NO Piecework Installers: 
Believe it or not, the so called “cheap roof”, can end up costing you thousands of dollars in the long run.  It’s true that you get what you pay for.  How can there be thousands of dollars difference in roofing bids?  One component involves simply how the installer is paid by his company.

Some roofing companies have employees that are paid by how much square footage they can install in a day… being paid “by the roofing square” instead of being paid “by the hour”. 

A roofing “square” is 100 square feet on the roof.  The more squares a roofer can install in a day, the more money they will make.  This is a recipe for short changing quality as quality is sacrificed for volume.  Pieceworking has always had the roofing company’s and the product installer’s best interest in mind…. Not yours.

Scenario:   It’s 3:30 pm, the day’s almost over and the man on your roof has not yet “made wages”, he is running a little behind.  Why?  He just ran out of stainless steel nails and ridge cap pieces. He has 30 feet to go.  He knows he can “stretch” your materials (over exposing them thus voiding the warranty) to “make it work”, and hmmm… there are some cheaper chromate (non stainless) nails sitting in his truck from the last job… it’s just the last few squares of the project anyway… who’s going to know…

What is the most probable outcome of this scenario:

Employee, puts down his nailing gun, calls the office for more stainless steel nails and ridge cap, and loses out on making his day’s pay while he waits for the materials to come to him from the office.
Employee pauses for a minute.  He reflects on the bills he has to pay, feels a little frustrated that the estimator miscalculated again… and considers that, after all, it isn’t HIS fault… and why should his family suffer due to the sloppy skill sets of the office staff?  He decides to stretch material and use substandard nails.

Is this roofer going to put down his nailing gun, call the office and wait 30-45 minutes for the right nails and rest of the materials to show?  Other company’s failed roofs we get called to fix each year say “NO”.

Piece workers have a bad reputation in our industry for cutting corners and doing shoddy work.  What type of shoddy work?  Wild nailing resulting in future product blow off, damaged material from foot traffic across the new roof on a hot day (they take the shortest route to the truck… across your brand new materials), “stretched” material, and unprofessional looking/ non functioning details, coursing, flashing and reglets are some of the unthinkable by-products of “Hurry-Up” roofing.  You can’t expect the best practice roofing techniques to show up in a roof installation where there is no time to do them.

So why do some companies still piecework? The lure is that they will appear to be 5-7% cheaper than their competition, which means winning more jobs… which means more profit for that owner.  Frankly, it takes time to install roofing details correctly.  When no one is looking, it takes less time to leave best practice roofing elements out.  Time equates to real job costs and real money.  It’s as simple as that. 

If you are roofing your home or building, consider the hourly wage company… it’s part of your best bet for highest quality!

5.  Zero Defect Quality Assurance: 
Most of our roofing projects will receive a final evaluation prior to billing.  This sheet is a detailed checklist that the installer must fill out at the end of the job to assure that every detail was done per contract.  Our Zero Defect Quality Assurance checklist helps us deliver the highest quality product to our customer.

6. Manufacturer Certified Installers
In order to fill out the Zero Defect Quality Assurance checklist accurately, our installers are required to become certified by the product manufacturers.  The reason for this is that each manufacturer has a specific set of requirements and details particular to how they want their product installed.   Our installers are required to know each and every detail in nail placement, proper ventilation, exposure and roof layout, flashing, leak barriers, and of course safety.

The days of "just put a roof on" are gone.  Today, we have stringent ventilation codes, nailing codes, and product incompatibility issues that lead to hotly debated warranty items where some manufacturers are looking to get out of covering their product defects with any excuse they can find.  If your roof is put on by a non certified roofing "guy", you expose yourself to risks you don't need to take.

Having certified installers takes the worry away.  If one is going to be a roofing professional, one can not begin to install roofs without this critical element... yet so many are doing just that.
